You can make money in real estate without the headaches of managing property or without the risks of fixing up properties and selling them... you do it by buying and selling notes.
You can do one "note" deal and have residual income for the next 30 years. This can be a very exciting business.
What are real estate notes?
A "note," "carrying paper," a "mortgage" and a "trust deed" are all variations on the same theme.
When you take a note against a property, you are loaning money to the owner of that property and securing that loan against the equity in that property.
Take for example: If you have a property that is worth $100,000 and you make a loan on that property for $80,000... you have just made a 80% loan-to-value loan against the equity in that property.
If you are selling the property and the new buyer only qualifies for an $80,000 mortgage, you can carry back a second mortgage or a second trust deed for $20,000.
So, they get a first mortgage for $80,000 from a conventional lender and you carry a second mortgage for $20,000.
This makes it possible for the buyer to get into the property for zero down. You will get a note on your property and they will make payments based upon the terms that you negotiated.
If you are looking to get your cash out quickly, it makes sense to carry a short-term note.
But, if the buyer is having difficulty even coming up with a small down payment, it is unlikely that they will be able to pay off that property note in a short time without enormous payments or without having a balloon payment after the term of the note.
If you take a note that only has a 5 years term, you will typically want to make it as an "interest only" note.
The buyer would pay "interest only" on the amount of that note for 5 years and then they would owe the principal of the note as a balloon payment at the end of the 5 years.
